Property preparation

To ensure comfortable living conditions for prospective tenants, we carry out necessary renovations and interior cleaning to prepare the property for rental.

Rent setting and marketing start

We set rent by considering the surrounding properties and vacancy risks, and begin marketing in a way that highlight's the property's appeal.

Tenant Applicant Screening

Once we receive an application, we check their income status, guarantor status, etc., and assess whether the lettings confidence level.

Lease contract signing

After both parties have confirmed the contract contents, it is then signed. Initial fees such as the deposit and key money are also received at this point in time.

Key hand over and move in

On contract completion, you will be given the keys and can move in. Before moving in, we will also conduct a final check of the apartment's condition.

Regular inspections and maintenance

Even after you move in, we will continue to do maintainance to preserve ideal living conditions and provide long-term management through equipment inspections and regular checkups.

Search for desired property

Filter/sort based on your desired conditions, such as area, rent, size, and distance from the station, and get ready to search for your ideal room.

Property viewing

You can compare multiple properties that meet your criteria and then view the apartments in person. You can check out the vibe and environment, which is hard to catch from just photos.

New Tenant Application Submission

Once you find a property you like, you will need to submit an application form. You will also need to submit various documents such as proof of income.

Contract Document Confirmation

Once you have passed the management company and landlord's inspection criteria, you will carefully review the contents of the contract and then proceed with the signing of the contract.

Initial Fee Payment

When you sign the contract, you will be required to pay initial costs such as a deposit, key money, agency fees and costs of contents coverage insurance.

Receiving the key and moving in

Once the contract is signed, you will receive the keys and your new life will begin. We will also provide you with a guide of the various facilities.
